15 January 2019

The purchase of real estate is an important decision, which is of great importance from the point of view of the law, which is why it is important to approve the purchase contract – sale of real estate in a notary’s office. A customer who is a party buying a flat usually receives a list of all documentation that he must provide to the indicated office before concluding the contract, so that employees can draw up the required contract.

The documents needed to create a development contract or a preliminary sales agreement are, among others:

  • ID card, if the buyer is unmarried,
  • ID cards, married buyers,
  • original copy of the property separation agreement, if any,
  • copy of the marriage certificate, if the buyers have entered into marriage and do not yet have their own ID card

Required documents for the agreement to establish a separate ownership of the premises and sale:

  • the above-mentioned documents
  • additionally, if the buyer has obtained a mortgage and wants to establish a mortgage in a notary’s office, he is obliged to submit a mortgage contract, as well as the original sales contract or a loan agreement or a loan granting certificate.

Therefore, if you want to sign one of the above agreements, you must remember to provide proper documents to the notary office in advance. As a rule, any accurate information in this area will help you get your responsible intermediary or the employee of the developer’s office. As a rule, you can ask for help by phone or email. The real estate office you work with will also take care of the remaining necessary documents that are related to the transaction, which is why there is no requirement to prepare them yourself.
